Which Part Fails in Your Tap

Washer taps seal using a rubber washer that presses onto a valve seat; mixer taps seal using a ceramic disc cartridge. Knowing which design sits on your bench is the first step to naming the fault.

  1. The washer tap

The older design has one handle for hot and one for cold, each turning several times to close. A jumper valve is the small part at the foot of the spindle that carries the washer down onto the seat.

  2. The mixer tap

A mixer runs hot and cold through a single lever, usually closing with a quarter turn, and two ceramic discs inside its cartridge do the sealing. When those discs wear, the whole cartridge comes out. The new one has to be the exact model for that tap, because sizes and fittings vary by make.

Still Dripping After You Turn It Off

A drip that keeps running from the spout after the tap is fully closed means the part doing the sealing has given out. The location of the water narrows which part, and it separates cleanly:

  1. Drip from the spout

the washer and its seat in the older style, or the cartridge in a mixer.

  2. Water around the handle or spindle

a worn O-ring or a spindle seal that has perished, which shows up while the tap is open.

  3. Dampness under the bench or around the base

tired O-rings, a connection that has worked loose, or a tap body cracked through.

Before any tap comes apart, the water has to be isolated. A small isolation valve under the sink or behind the fixture does that job. Where none exists, the stop tap at the water meter shuts the whole house off, turned clockwise, but check first that nothing downstream, such as the hot water system, depends on the supply.

A fault in the cistern rather than the tap has its own coverage. Our toilet repairs page runs through the fill and flush side, and garden and hose taps sit on the outdoor tap repairs page.

Who May Repair a Tap in Queensland

In Queensland, the QBCC allows anyone with the know-how to replace a jumper valve or a washer in a tap, and assigns every other tap repair to a licensed plumber. That one swap sits on the regulator's unregulated-work list, and the finished work still has to meet the standards.

Everything else a tap needs counts as minor work, so it takes a QBCC licensee with the right classes on their licence. Putting in a whole new tap is licensed work too, and the QBCC guide gives exactly that job as its example of work a home owner cannot do alone.

Renting adds a layer worth knowing:

  • the tenancy law places the owner or manager in charge of keeping the place in good repair, and the tenant reports the drip promptly;
  • a repair the Act does not class as an emergency counts as routine, to be fixed within a reasonable time;
  • if the drip gets ignored, the tenant can issue a Notice to remedy breach, a Form 11, which sets a minimum of seven days for the owner to act.

We cover the full range of tap and toilet work on our tap and toilet plumbing page, including the jobs that sit beyond a single washer.

What Decides Repair or Replace

What you pay for tap repairs turns on the tap's design, the part required, any damage to the seat or body, and where the isolation valves sit. You get the figure in a fixed quote after the tap has been inspected and tested, with flat-rate pricing and no hidden fees.

The housing mix here widens the range of jobs. Area-level figures put population growth at 5.3 per cent between 2020 and 2025. So a 1930s timber house with two-handle taps, the kind found back from Glenlyon Drive, can sit near a newer build fitted with mixers throughout.

Repair stops making sense in three situations: a body cracked or badly corroded by rust, a valve seat damaged beyond reseating, or a tap that still weeps after fresh parts have gone in. At that point a replacement tap, sized and installed to suit the bench, is the sensible answer.

How a Tap Repair Visit Runs

  1. 1

    Call or message us

Ring (07) 3524 7137 or use the form and describe what's going on in Ashgrove. A few details up front mean the right gear comes on the first trip.

  2. 2

We isolate and strip the tap

We shut the water off at the fixture's isolation valve or the meter, then pull the tap down where it sits. From there we identify the worn part: a washer, an O-ring, a spindle or a cartridge, and whether the seat beneath it has survived.

Card and EFTPOS payment on site when the job's finished, or Fix now, pay later if that suits you better.

Tap Repair Questions We Get

Call (07) 3524 7137

Why is my tap still dripping when it's turned off?

The part that seals the water has worn out or the valve seat is damaged. A two-handle tap drips because its washer or seat is worn, and a mixer drips because the cartridge inside has failed. Both are routine repairs for a licensed plumber here in Ashgrove.

Why does my mixer tap feel stiff to turn?

Stiffness usually means the cartridge or spindle inside is worn or has grit in it. The new cartridge has to be the exact one for that tap, because the fittings differ between brands. The handle usually turns freely again straight after.

Can I change a tap washer myself in Ashgrove?

Yes, for one job only. The QBCC treats swapping a jumper valve or a washer as unregulated work, open to anyone with the knowledge and skill for it, provided the finished work still meets the standards. Every other tap repair, including putting in a whole new tap, is licensed work.

Does a tap repair need a permit or a Form 4?

No, tap repairs never need council paperwork. A repair counts as minor work, done by a QBCC licensee, and no permit or Form 4 is involved. The washer swap that anyone may legally do needs no approval or report either.

How much water does a dripping tap waste?

A slow drip can shed thousands of litres across a year, and the owner pays for every litre on the Urban Utilities bill. What the fix costs depends on the tap and the part, and you get that in a fixed quote before any work starts.
